Property insurance coverage can be purchased to include protection from all sorts of things. It is possible to buy coverage against just fire and wind. It is possible to secure coverage called “special form” protection. This “special form” coverage affords the broadest coverage available. There are somethings that will, however, NEVER be covered. Today’s example of one of those? Plumbing OUTSIDE of the structure. I am sure you are thinking “What is talking about?” Your property insurance does not provide any protection for any plumbing outside of any structure. This includes, but is not limited to the two main issues; your water and your sewer line.

If these break, collapse, get clogged, or just wear out, the property insurance will not pay to fix the problem. So what is involved with fixing the problem? This can include the cost of excavating your front lawn or sidewalk in order to access the pipe. It would also include the cost of repairing the line once accessed. The average cost for this type of repair? It starts at around $3500 and can climb from there depending on how much of the line needs to be excavated and repaired. We have seen bills approach $6,000.

Is there a solution? Sadly, as indicated, your home or property insurance coverage affords nothing. Some local utilities offer a warranty. Aqua America offers protection for the water lines.
